We originally secured planning permission back in 2018 for our client to demolish an existing 1930’s house and replace it with a contemporary ‘Grand Designs’ style mega home. The proposals involve completely demolishing the existing building and creating a brand new, ultra-modern home. The site is located in a sensitive open countryside location close to the Northumberland coastline. Other issues that needed addressing included the site’s dense tree cover and ecological matters.

JT Planning were appointed to collate and lodge a planning application for the new building. Planning permission was originally granted in 2018, but the permission has since lapsed. As planning permissions must be implemented within 3 years, the client has asked us to revisit the permission and establish a new planning permission.

A new application has since been lodged. As councils are under no obligation to approve an identical application that they had previously approved, it is important to consider if there have been any changes in circumstances since the last approval. Circumstances could include a change in planning policy or guidance, locally or nationally. Any new application must take full account of current circumstances irrelevant of whether planning permission has been granted for the same development in the past.
