Proposals for the demolition of industrial buildings and the erection of 20 no. houses at Bryntaf Garage, Aberfan, Merthyr Tydfil.

Welcome to JT Planning’s Consultation Page. Our client, Mr A Lockley is considering lodging a planning application for the above development and is keen to understand the views of residents.

The development includes the demolition and removal of the existing garage and storage buildings. All commercial operations would cease to operate. In their place 20 modern new homes would be constructed in the form of two terraced blocks. The proposals would utilise the existing access to the site. Please note that it is expected that any planning application would be lodged in ‘outline’ which means the council will only consider the principle of development, access and general layout. At this stage the precise design of the houses and materials etc, will not be agreed. However, the Applicant is keen to provide as much information as possible and has therefore provided links below to the draft planning application documents which includes some indicative drawings to show how the houses might appear.

A similar application in 2021 failed to be determined by the local planning authority. The Applicant Appealed against non-determination and whilst the Appeal failed it was dismissed on design grounds and the impact on an adjoining dwelling. The Inspector fully endorsed the development of the site for housing and raised no objections to the access arrangements proposed.

The current application has been amended to address the issues raised by the Planning Inspector. The front block has been reduced in size by one-storey and a landscaping strip has been introduced between the proposed front block and the adjoining dwelling, Springfield House. As a result, the proposal better reflects the scale of buildings in the surrounding area and reduces the impact on Springfield House.
